  • Briefing of tenants and landlords of their respective rights and responsibilities.
  • Collection and receipt the bond and payment to the RTBA.
  • Billing advice to any required utilities.
  • Payment of authorized accounts and statutory charges as instructed.
  • Preparation of monthly and annual financial statements.
  • Transfer of cleared funds electronically into a nominated bank account or by cheque as instructed.
  • Payment of rates, insurance premiums, body corporate fees and sundries as instructed.
  • Conducting an agreed schedule of regular inspections of the tenanted property.
  • Advising the landlord of any maintenance requests from the tenant.
  • Preparing quotations from our extensive list of tradespeople (surcharge applies).
  • Attending to maintenance and/or installation works (surcharge applies).
  • Confirmation of completed of works.
  • Payment of trade accounts.
  • Rental reviews and lease expirations.
  • Conduct “Exit Inspection” and attendance to any maintenance or cleaning as required.
  • Preparation of notices in compliance with the relative legislation and/or lease agreement.
  • Representation at Victorian Civil and Administrative Tribunal (VCAT), if required. (Surcharge applies)
  • Follow up late rent payment and forward appropriate documentation and/or notice to tenant.
